How much does a real estate listing video cost?
A real estate listing video typically costs anywhere from a few hundred dollars for a simple walkthrough to several thousand for a cinematic production with drone and lifestyle footage. What you pay mostly comes down to one question: does someone have to come out and film, or can the video be made from the listing photos you already have?
What drives the cost
Every quote you get is built from the same handful of pieces. Knowing them makes it easier to compare offers that look very different on paper.
- The shoot. A videographer's time on site, travel and the back-and-forth of scheduling around sellers, tenants and weather.
- Drone. Aerial footage needs a licensed commercial pilot (FAA Part 107 in the US), a clear flying window and sometimes airspace approval.
- Editing. Cutting, color grading, titles and licensed music. A slow, cinematic edit takes far longer than a straight walkthrough.
- Length and formats. A 30-second vertical cut for Reels costs less to make than a two-minute film plus separate cuts for YouTube and your website.
- Turnaround and revisions. Rush delivery and extra rounds of changes add to the bill.
Typical price ranges
Prices vary a lot by market and by provider, so treat these as rough ranges, not quotes.
- Basic walkthrough video from a local photographer: typically a few hundred dollars, often bundled with the photos.
- Cinematic video with drone: typically from the high hundreds into the low thousands.
- Luxury productions with twilight shoots, lifestyle scenes or on-camera talent: typically several thousand dollars and up.
- AI video made from your listing photos: typically well below the cost of a shoot, because nobody has to come out to the property.
A shoot vs. AI video from photos
A videographer captures real motion. That means real walkthroughs, people, drone passes and angles your photographer never took. The trade-offs are cost, a second visit to the home and usually several days of editing.
AI video starts from the professional photos you already paid for and adds camera movement: a slow push-in on the kitchen, a pan across the view, a crane up the facade. There is no second visit and it can be ready in a day or two. The limit is simple: it can only show what is in your photos. At Listing Couture our rule never bends: the AI only moves the camera, and the home is never altered. We review every frame and cut anything that was not in the original photo.
What should be included
Whoever you hire, check that the price covers:
- A vertical cut for Instagram Reels and TikTok, plus a widescreen cut if you want one for YouTube or your website
- Licensed music you are allowed to use in ads
- Titles with the address and key details
- Your name, license number and brokerage on the end card
- An unbranded version, if your MLS requires one for the virtual tour field
- A clear delivery date and at least one round of revisions
When each option makes sense
Book a shoot when the photos are weak or missing, when you need aerial footage and have no drone photos, or when the seller of a top-tier home expects a full production with lifestyle scenes.
Use AI video from photos when the listing already has strong professional photography, when speed matters, or when the home is hard to revisit because it is occupied. It is also the practical way to give every listing a video, not just the biggest ones.
Some agents do both: an AI film on launch day, then a full shoot later for a flagship listing that needs more.
Where our packages fit
Our Listing Launch is $397 at founding pricing for listings under $2M. It includes a 20 to 30 second vertical film, a property website and five social graphics, delivered in 48 hours. The Luxury Launch is $597 for listings at $2M and up, with a 45 to 60 second film in vertical and widescreen, a cinematic scroll website and ten graphics. Both are made from your listing photos, so there is nothing to schedule. See everything on the pricing page.
Before you post
Make sure your photographer's license covers using the photos in video and ads, put your name, license number and brokerage on anything you publish, and follow your MLS rules on branded media. A great video is only an asset if it keeps you compliant.
Questions
Something else on your mind? Email kam@listingcouture.com.
Is AI listing video cheaper than hiring a videographer?
Typically, yes. There is no shoot, no travel and no second visit to the home, so the cost is mostly editing. The trade-off is that AI video can only show what is already in your listing photos.
Can I turn my listing photos into a video?
Usually, yes, as long as your agreement with the photographer allows the photos to be used in video and advertising. Check your photography license before you send them to anyone.
How long should a listing video be?
For Reels and TikTok, a 20 to 30 second cut is a good default. Luxury listings often get a longer 45 to 60 second film for YouTube, the property website and email.
